Most Malaysian homeowners find termites only after the damage is done. The usual culprit is the Asian subterranean termite, Coptotermes gestroi, found in both urban and forest areas across Peninsular Malaysia. It nests underground and gets in through cracks you cannot see. That is why a can of spray from the hardware shop never finishes the job.
This page explains what our termite control services include, how long treatment takes, what the price depends on, and what to expect in the months after. For more than 15 years NPC has treated homes, offices and factories across KL and Selangor, and our client list includes Sony and the University of Nottingham. The promise is simple: proven, effective results, backed by a written warranty.
Not sure yet whether it is termites?
A licensed technician can confirm it on site before you spend anything.
Quick Answer: Four signs point to termites in a Malaysian home: mud tubes on walls, skirting that sounds hollow, wings on window sills after rain, and paint that bubbles over a damp patch. Any one of them is worth a professional termite inspection before the damage spreads.
If you find one, leave it alone until we arrive. Breaking a mud tube or spraying it with insecticide makes the termites abandon that spot and move somewhere harder to reach. That live spot is exactly where a bait station works best, so disturbing it can make treatment slower.
Key takeaway: Found termites? Take a photo, leave them undisturbed and book an inspection. A live spot left intact is the fastest route to the colony.
Quick Answer: Good termite control services match the method to the building. A termite baiting system kills the colony. Soil treatment puts a barrier around a finished building. Pre-construction treatment goes in before the slab is poured. Above-ground bait stations go straight onto live mud tubes inside the building.
Baiting works because the bait is slow. Workers carry it back and share it through the colony before it takes effect, which is how it reaches the queen. The NC State Extension guide explains the process. For soil work we use a non-repellent termiticide. Termites cannot detect it, so they carry it home instead of simply moving next door. See our anti termite soil treatment page for the full scope.
Anti-Termite Treatment Methods Compared
| Method | What it involves | Best fit | Kills the colony? |
|---|---|---|---|
| In-ground baiting | Stations in the soil around the building, checked and loaded | Occupied homes, condos, floors you cannot drill | Yes |
| Corrective soil treatment | Drill, inject and seal around the building | Landed homes, shoplots, factory floors | No, it blocks entry |
| Pre-construction treatment | Termiticide on the ground before the slab | New builds and contractors | No, it prevents entry |
| Above-ground baiting | Bait station fixed over a live mud tube indoors | Termites active inside the building | Yes |

Key takeaway: Only baiting, in the ground or on a live tube, removes the colony itself. Soil barriers stop termites reaching the building, which is why many jobs use both.
Quick Answer: The work on site is short. An inspection takes about an hour, installing bait stations takes two to three hours, and soil treatment on a terrace house takes four to six. The follow-up visits afterwards take longer overall, and those visits are what actually protect the building. Contact NPC to book the first step.
Every NPC termite control job follows the same five steps:
Typical Time on Site, by Step
| Step | Time on site | Typical duration |
|---|---|---|
| Site inspection | 45–90 min | |
| Baiting installation | 2–3 hours | |
| Soil treatment | 4–6 hours | |
| Station check | 30–45 min |

Most homeowners can stay in the house during treatment. The technician will tell you which rooms to keep clear while drilling is under way.
Key takeaway: Judge a termite control contract by its follow-up visits, not by how many hours the team spends drilling on day one.
Quick Answer: Anti-termite treatment in Malaysia is priced per property, not from a fixed list. The price depends on how much ground needs protecting and which method the building allows. NPC gives you a written quote after a free termite inspection.
Be careful with low headline prices. They usually assume a small, clear perimeter. Then the site visit finds a covered porch, a tiled patio and an extension, and the price goes up. Three things decide a quote:
What Drives the Quote, by Property and Method
| Property type | Baiting system | Soil treatment |
|---|---|---|
| Condo unit | Planter boxes, shared risers | Rarely needed |
| Terrace house | Number of stations | Apron length, floor finish |
| Semi-D / bungalow | Perimeter, garden, trees | Perimeter, outbuildings |
| Shoplot / F&B | Back lane, trading hours | Slab area, after-hours work |
| New build | Not used at this stage | Treated area, paperwork |

Key takeaway: Ask for a written quote that names the method, the area treated and the warranty length. If a company will not put those in writing, look elsewhere.

Quick Answer: They can, if the colony survives. Spraying the tubes clears the visible termites but leaves the nest alive. Baiting or a soil barrier, followed by scheduled checks, is what stops them returning. A monitored baiting system keeps watching for the next colony.
Baiting takes weeks, not days, but it works. A Malaysian field study at sites in Penang and Kedah found that less than 300 g of chlorfluazuron bait removed a termite infestation in an average of 4–8 weeks. Baiting just one active station was enough. The table shows what we usually see after each method.
What to Expect After Treatment, Month by Month
| Method | Month 0 | Month 1 | Month 3 | Month 12 |
|---|---|---|---|---|
| Baiting | Termites still visible | Bait taken, activity slows | Stations quiet | Monitoring, no activity |
| Soil treatment | Barrier in place | Indoor sightings stop | No new mud tubes | Warranty re-inspection |
| Spraying the tubes only | Sprayed tunnels cleared | Visible activity gone | Colony alive, may return | High risk of return |

Key takeaway: Spraying the tubes looks fastest but is the most likely to fail by month three. That is why we bait the live spot instead.
Quick Answer: Check four things before you pay: licences you can verify, years of work on buildings like yours, a written warranty with free re-treatment, and clients you can check. NPC Pest Control meets all four from our office in Bandar Puteri Puchong.
Search for the best termite control company in Malaysia and you mostly get listicles. Use this checklist to compare termite control services instead:
Quick Answer: Yes. “White ants” and “anai-anai” are local names for termites, so white ant control services in Malaysia are the same termite treatment described above. Despite the name, termites are closer to cockroaches than to ants. If the insects turn out to be real ants, our ant control service is the right fit.

Winged termites and flying ants both appear after rain, so they are easy to mix up. The University of Maryland Extension gives three quick checks:

Quick Answer: Good termite control starts by confirming the species, then matching the method to the building. Use baiting to remove a colony, soil treatment to seal a perimeter, and above-ground stations for live spots indoors. NPC covers KL and Selangor, most often Puchong, Seri Kembangan, Serdang, Subang Jaya, USJ, Shah Alam and PJ. See all our pest control services.
Termite entry points are often shared with rats and cockroaches, so one survey can settle more than one problem. Related services: cockroach control and rat control. We also provide disinfection and sanitising services, and pest control certificate renewal for F&B and medical premises. For termite control services in Malaysia, call 03 8061 1875 or WhatsApp 016 335 9799.
There is no fixed price. The quote depends on the area protected, the method the building allows and the warranty length. NPC quotes in writing after a free inspection. The inspection itself costs nothing.
It depends on the method and how exposed the building is. A soil barrier is re-inspected through its warranty and topped up only where termites return. A baiting system is checked on a set schedule. Your quote lists the re-inspection dates.
Yes, when a licensed company applies registered products at the correct rates. Bait stays sealed inside in-ground stations. Soil treatment goes below the floor and the holes are sealed. Your technician will tell you when rooms are safe to use again.
You can still have it. This is called corrective soil treatment. We drill through the apron and floor edges, inject termiticide and seal the holes. Where the floor cannot be drilled, a baiting system is used instead.
If termites return at a treated spot during the warranty, NPC re-treats it at no charge. If you report a problem, we come back within 48 hours. Warranties run 1 to 5 years, depending on the method and the building. The warranty length, the area covered and the re-inspection dates are all on your quote before work starts.
