A building manager here does not ring about a cockroach. They ring about a service window.
Cyberjaya is a planned tech city addressed by Cyber 1 to 12, run jointly by MPSepang and Cyberview. The commercial stock is office towers and ICT business parks, Shaftsbury Square, MKN Embassy Techzone, Tamarind Square, Galleria and MCMC Tower, alongside one of the country’s largest data centre clusters. Residential is mostly high-rise and serviced apartments such as Mutiara Ville, Solstice and Tamarind Suites, with landed enclaves like Symphony Hills.
Then there are the campuses. MMU, Limkokwing and University of Cyberjaya bring a large student population and purpose-built blocks around them, which empty and refill on a fixed calendar. That calendar is the single most useful thing about pest control in Cyberjaya, because it is when a whole block can actually be treated properly.
Need a contractor who works to your access rules?
Tell us the building’s procedure and the service window, and we will quote to it rather than around it.
Quick Answer: Out-of-hours service windows, access card and escort procedures for secure floors, low-residue methods near sensitive equipment, a per-visit report and an updated station map, and one contract covering tower, carpark, refuse room and grounds.
Most of the difficulty in a Cyberjaya contract is logistical. The technician needs to be inducted, escorted where required, working at a time that does not disturb tenants, and carrying methods that are appropriate next to air handling plant and hardware. None of that is exotic, but a contractor who has not agreed it in advance will simply not get in.
So the contract sets it out: who escorts, which areas need advance notice, what the window is, what is applied where, and what the building manager receives afterwards. One contract across the tower, the carpark, the refuse room and the landscaped grounds avoids the common failure where the grounds are somebody else’s scope and the rodents come from there.
Key takeaway: Agree the access procedure and the service window before the price. In a managed building those decide whether the programme actually runs.
Quick Answer: Office towers and business parks, data centre support areas, condominiums and serviced residences, student accommodation, and the landed precincts.
Five kinds of building, and they need different scheduling more than they need different chemistry.
Quick Answer: Rodents in refuse rooms and back of house, bed bugs in student and serviced accommodation, cockroaches in cafe kitchens and bin areas, Aedes mosquitoes, and termites in the landed precincts and landscaped grounds.
Nothing unusual in the list. The difference is where they live in a managed building.
Quick Answer: Student blocks empty on a fixed calendar, which is the only reliable window to treat a whole building properly. Booking the treatment into the turnaround rather than reacting to complaints during term is both cheaper and far more effective.
Bed bugs in student accommodation are a turnaround problem. During term you are treating occupied rooms one at a time while the population moves along the corridor with the furniture. Between intakes you can treat a whole floor, check the rooms either side of every known case, and hand the block over clean.
The same window helps for cockroaches in shared kitchens and for rodent proofing in back-of-house areas, because access is unrestricted and nothing has to be scheduled around residents.
For the office and data centre side the equivalent is the planned maintenance window. Getting pest work onto the same calendar as other contractor access is the difference between a programme that runs and one that is constantly rescheduled.
Key takeaway: Put the pest visits on the building’s own calendar, whether that is the intake turnaround or the maintenance window. Reactive visits in occupied buildings cost more and achieve less.
Quick Answer: Free site survey, written quote, inducted and licensed technicians, a per-visit report with the device map updated, and a call back within 48 hours if there is activity between scheduled visits.
Quick Answer: NPC has been a licensed pest control operator since 2006, holds Department of Agriculture licences and a Ministry of Finance supplier registration, and issues the annual pest control certificate building owners and tenants ask for.
Quick Answer: Cyberjaya, Putrajaya and the Sepang side are one run for us, and portfolio clients with buildings in more than one run a single contract and one reporting format.
A Cyberjaya contract usually covers rodents, cockroaches and mosquitoes across a whole building rather than one pest. Related services: termite control, cockroach control, rat control, ant control, bed bug control, mosquito control, fly control and flea and tick control. We also provide disinfection and sanitising, and pest control certificate renewal. See every area we cover on the service areas page. For cyberjaya pest control, call 03 8061 1875 or WhatsApp 016 335 9799, Monday to Saturday, 9am to 6pm.
It is priced from the building: floor area and back-of-house scope, number of devices, visit frequency, and whether out-of-hours or escorted access is required. We survey first and quote in writing, itemised by area so a building manager can check it against the scope.
Yes. Evening and weekend windows are standard for tenanted buildings, and the window is written into the contract rather than arranged visit by visit.
Yes. Induction, card access, escorted entry to secure floors and plant rooms, and advance notice where the building requires it. Tell us the procedure and we quote to it.
No. Sensitive areas get monitoring devices, targeted gel and crack work and physical proofing. Anything applied is documented on the visit report with the product details.
Yes, and that is the right time. An empty block can be treated floor by floor for bed bugs and cockroaches, with the rooms either side of every known case included, and a re-check before move-in.
Yes. The landed precincts are in normal coverage, and the usual jobs there are termites, ants and mosquitoes rather than the back-of-house work the towers need.
Want a contractor who fits the building’s schedule?
Book a free site survey. A licensed technician walks the back of house, the refuse rooms and the grounds, then sends a written quote covering the service window, the device map, the reporting and the warranty terms.
